These terms govern your use of Allan Real Estate Investments's website. We wrote them to be read: each section opens with a short plain-English summary. The summaries are for convenience — the full text is what governs.

Agreement to These Terms
In shortUsing this site means you accept these terms. Working with us as a client is governed by separate signed agreements.
By accessing or using this website (the “Site”), you agree to these Terms of Service and to our Privacy Policy. If you do not agree, please do not use the Site.
These terms cover the Site only. Actual real estate representation — buying, selling, or leasing property with us — is governed by separate written agreements, such as a listing agreement or buyer representation agreement, together with the disclosures California law requires for those relationships. Where those documents and these terms differ, those documents control the engagement they cover.
Who We Are & What the Site Does
In shortWe are a California real estate brokerage. The Site helps you search listings, explore local markets, and get in touch.
The Site is operated by Allan Real Estate Investments (CA DRE #00961923), a California real estate brokerage based in Arroyo Grande, California.
The Site offers property search backed by MLS listing data, local market statistics and area guides, mortgage and savings calculators, an AI-powered assistant, and optional accounts for saving searches, favoriting properties, and receiving listing alerts. We may add, change, or discontinue features of the Site at any time.
MLS & IDX Listing Data
In shortListing data comes from the MLS. Use it personally, to find a home — not commercially, and not to build your own dataset.
Listing information on the Site is based on data from the California Regional Multiple Listing Service, Inc. (CRMLS) and is provided through an Internet Data Exchange (IDX) program. Listings displayed may be held by brokerages other than Allan Real Estate; each such listing identifies the listing agent and brokerage. The broker providing a given listing display may or may not have been the listing and/or selling agent.
This information is for your personal, non-commercial use and may not be used for any purpose other than to identify prospective properties you may be interested in purchasing. Display of MLS data is usually deemed reliable but is not guaranteed accurate by the MLS.
Listing data changes constantly. Prices, availability, statuses (including whether a property is still on the market), open house times, photos, and other details may be out of date by the time you view them. Buyers are responsible for verifying the accuracy of all information and should investigate the data themselves or retain appropriate professionals. Information from sources other than the listing agent may have been included in the MLS data; unless otherwise specified in writing, we have not verified and will not verify information obtained from other sources.
You may not scrape, harvest, mirror, retransmit, or redistribute listing data from the Site, whether manually or by automated means. See Acceptable Use below.
Property Information Is Not a Promise
In shortDetails like square footage, lot size, and schools come from third parties. Verify anything that matters before you act on it.
Property details shown on the Site — square footage, lot size, room counts, year built, school assignments, tax and HOA figures, and similar facts — come from listing agents, public records, and other third-party sources, and may be approximations or out of date. School boundaries change; tax and fee amounts change.
Nothing on the Site is an offer to sell real property, a representation about any property's condition, value, or investment potential, or a substitute for your own due diligence. Independently verify anything material to your decision — through inspections, appraisals, title reports, and the licensed professionals of your choosing — before acting on it.
Browsing Is Not an Agency Relationship
In shortUsing the Site does not make us your agent. That takes a signed agreement.
Using the Site, creating an account, saving searches, or submitting an inquiry does not create an agency, fiduciary, or client relationship between you and Allan Real Estate or any of its licensees. In California, agency relationships are formed through written agreements accompanied by the agency disclosures the law requires. Until such a relationship exists, information we provide through the Site is general in nature and is not advice tailored to your situation.
Many properties shown on the Site are listed by other brokerages through the IDX program. Contacting us about one of those properties does not make us the listing agent for it, and does not create a relationship with the listing brokerage.
Your Account, Saved Searches & Alerts
In shortKeep your login safe, give us accurate information, and unsubscribe from alerts whenever you like.
You can browse the Site without an account. If you create one — to save searches, favorite listings, or receive alerts — you agree to provide accurate information and to keep your credentials confidential. You are responsible for activity under your account.
Saving a search or requesting alerts is your consent to receive the related emails. Every alert includes an unsubscribe link, and you can manage or delete saved searches from your dashboard at any time.
We may suspend or close accounts that violate these terms or abuse the service. You may stop using the Site or ask us to delete your account at any time.
AI Assistant, Market Data & Calculators
In shortOur AI assistant and calculators are helpful starting points, not professional advice — and they can be wrong.
The Site includes an AI-powered assistant and tools such as mortgage calculators and market statistics. These are informational conveniences. The assistant generates responses automatically and those responses can be incomplete, outdated, or simply wrong. Calculators produce estimates from the inputs and assumptions supplied — they are not quotes, pre-approvals, or offers of credit. Market statistics are derived from periodic MLS data snapshots and may lag the market.
None of this output is financial, legal, tax, or investment advice. Verify any figure or claim that matters against the underlying listing, your lender, or the appropriate licensed professional before relying on it.
Acceptable Use
In shortUse the Site like a person looking at real estate, not like a bot harvesting it.
When using the Site, you agree not to:
- Use the Site for any unlawful, fraudulent, or deceptive purpose.
- Scrape, crawl, harvest, or systematically download listings, market data, or other content, whether manually or with automated tools.
- Republish, resell, or redistribute MLS data or other Site content.
- Probe, disrupt, overload, or circumvent the Site's security or rate limits, or interfere with other visitors' use of it.
- Misrepresent your identity or submit inquiries on behalf of someone who has not authorized you to do so.
- Use our contact or inquiry forms to send spam or solicitations.
We may limit, suspend, or block access that we reasonably believe violates this section.
Intellectual Property
In shortThe Site's content and branding belong to us or our licensors. Browse and share links — don't copy wholesale.
The Site's design, text, graphics, logos, and software are owned by Allan Real Estate Investments or its licensors and are protected by intellectual property laws. Listing content — photographs, descriptions, and data — belongs to the listing brokers, their photographers and licensors, and CRMLS.
We grant you a limited, revocable, non-exclusive license to access and use the Site for personal, non-commercial purposes. No other rights are granted.
If you believe content on the Site infringes your copyright, contact us at info@allanrealestate.com with enough detail to identify the material, and we will review it promptly.
Third-Party Links & Services
In shortLinks leave our Site; other sites are their own responsibility.
The Site links to and integrates third-party services — maps, listing media, mortgage-rate data, and external websites. We do not control third parties and are not responsible for their content, availability, accuracy, or privacy practices, and a link is not an endorsement. Your use of a third-party service is governed by that service's own terms.
Disclaimer of Warranties

TO THE FULLEST EXTENT PERMITTED BY LAW, THE SITE AND ALL CONTENT ON IT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, AND ACCURACY. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
Some jurisdictions do not allow the exclusion of certain warranties, so parts of this section may not apply to you.
Limitation of Liability

To the fullest extent permitted by law, Allan Real Estate Investments and its officers, licensees, and employees will not be liable for any indirect, incidental, special, consequential, or punitive damages — or for lost profits, lost data, or lost opportunities — arising out of your use of (or inability to use) the Site or your reliance on its content, even if we have been advised of the possibility of such damages. Our total liability for all claims relating to the Site will not exceed one hundred U.S. dollars ($100).
This section limits liability arising from the Site only. It does not limit liability that cannot be limited under applicable law, and it does not apply to obligations under a separate signed agreement between you and us.
Indemnification

You agree to indemnify and hold harmless Allan Real Estate Investmentsand its officers, licensees, and employees from claims, damages, and expenses (including reasonable attorneys' fees) arising from your violation of these terms or your misuse of the Site.
Governing Law & Venue

These terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Any dispute arising from these terms or the Site will be brought exclusively in the state or federal courts located in San Luis Obispo County, California, and you consent to their jurisdiction.
Fair Housing

Changes to These Terms

We may update these terms from time to time. The “Last updated” date at the top of the page reflects the most recent revision, and continued use of the Site after a change means you accept the revised terms. For material changes, we will take reasonable steps to provide notice through the Site.
The Fine Print

If any provision of these terms is found unenforceable, the remaining provisions stay in effect. Our not enforcing a provision is not a waiver of it. These terms, together with the Privacy Policy, are the entire agreement between you and Allan Real Estate Investments regarding use of the Site — they do not modify any separate written agreement you have with us. You may not assign these terms; we may assign them in connection with a merger, acquisition, or sale of assets.
