A remarkable opportunity to create a spectacular new residence in one of Pacific Palisades' most sought-after neighborhoods. Set on an expansive 29,285-square-foot, predominantly flat lot in Marquez Knolls, this exceptional property captures breathtaking Queens Necklace views and offers an extraordinary canvas for a new architectural vision. The previous residence was lost in the 2025 Palisades Fire, while several valuable features remain, including a pool, outdoor kitchen including a sink, refrigerator, twin eagles barbeque with 2 burners, a pergola with a canopy, firepit, driveway and gated entry walkway. Two magnificent mature sycamore trees frame the entrance to the property, creating a beautiful sense of arrival. The expansive, predominantly flat site provides an ideal setting for a substantial new residence, with bedrock conditions adding to the property's unique characteristics. Jen Dunbar of Dunbar Architecture has developed plans for an approximately 4,000-square-foot residence, offering a thoughtful starting point for the next owner. Plans have not yet been submitted for permitting, allowing the opportunity for the next owner to further shape the vision. Ideally located in Marquez Knolls, the property is just minutes from Palisades Village, local schools, beaches, hiking trails and the many amenities of Pacific Palisades. With its remarkable scale, coveted location and stunning Queens Necklace views, this is a rare opportunity to create a truly special private estate in the heart of the Palisades.
