Probate sale subject to court confirmation. Tucked away on a private Glassell Park hillside, this 1940s traditional is wrapped in landscaping that feels quintessentially California. A blooming pink myrtle, a hand-grafted apple tree, and sun-warmed river rock dotted with sculptural succulents create a relaxed, drought-friendly setting that frames the sweet front porch, the perfect spot for your morning coffee. Inside, more than 2,100 square feet across two stories hold 4 bedrooms and 2 baths, a rare amount of space for the neighborhood. Cherished by the same owner for many years, the main floor has kept its 1940s soul, with graceful vintage mouldings, charming built-in niches, and original hardwood floors throughout the main living spaces. Now it beckons its next steward to bring out its full potential. Soft natural light pours in, and treetop views make the whole floor feel like a hillside hideaway. The 2-car garage opens directly into the kitchen, a rare convenience on the hill. The lower level is reachable from inside the home or through its own private entrance. It currently has a kitchenette and is ready for a fresh vision, shaped around whatever the next owner imagines (please note the lower level is virtually staged). Out back, a wild and expansive tiered garden climbs the hillside. With a green thumb, the established loquat and citrus trees lay the foundation for a lush private retreat, with quiet corners for watching the sunset. Set away from the bustle yet moments from Eagle Rock Blvd favorites like Bub and Grandma's, Dunsmoor, and The Grant, plus a lively mix of eateries and shops, with the 2 Freeway close by for an easy commute. Don't let the probate label intimidate you: the administrator is prompt and responsive. Come make this gem your hillside haven!
