Excellent opportunity to lease a turnkey 723+/- SF first-floor corner commercial unit in the heart of popular Downtown Arcadia, prominently situated at the corner of South 1st Avenue and Diamond Street. Located within a well-maintained 3-unit mixed-use building built in 1954, this highly visible space offers excellent street frontage, strong vehicle and pedestrian traffic, and a recently repaved street located amongst an eclectic mix of local coffee shops, eateries, boutique retail, and service. Located just a few blocks south of Huntington Drive, and 1 block east of Santa Anita Avenue, this location is highly accessible to transit, freeways, restaurants, Arcadia City Hall, and the scenic Arcadia County Park. The property features a large corner awning with excellent signage potential, front and side entrances, and expansive floor-to-ceiling glass providing abundant natural light. The welcoming entry lobby/lounge is highlighted by a chandelier, while crown moulding throughout adds character and a polished interior finish.Currently configured and operating as a boutique beauty/hair salon, the space includes six styling stations with mirrors and two separate hair-washing stations, each with its own sink. Additional improvements include a separate storage/work room with sink, kitchenette, private restroom, hallway with extensive built-in cabinetry, and an additional approximately 45 SF in an exterior storage room. The unit includes two dedicated parking spaces in a private parking lot. Building systems include central air conditioning, forced-air heating, and an additional window A/C unit. The existing salon configuration makes this an excellent turnkey opportunity for another beauty or hair salon, while the layout, visibility, natural light, and professional finishes also lend themselves well to a law office, CPA/accounting or bookkeeping office, real estate brokerage, professional services office, boutique retail use, or similar commercial use.
