Unique and extremely limited availability for this mixed-use zoned property at 2930–2932 Clayton Road — only a few properties in the city carry this zoning, and any business with a Concord City business license can operate here without further city approval (buyer to verify, property zoned CMX- Commercial Mixed use). There are two structures on a single lot, each with its own address. Situated at the edge where Concord's downtown office and commercial corridor transitions into the residential neighborhood, it's a prime location for any business looking to serve both commuters and the surrounding community. Extremely rare, dual income-producing property — this is for the investor looking to capitalize on the opportunity. The rear ADU, built with Concord City plans and permits, could serve as an office with a full kitchen, a multi-room spa/retreat, a medical treatment space such as a chiropractic office, or simply a home, as it's currently configured. It carries its own address, 2932 Clayton Rd, and is accessible either through the front commercial unit (2930) or via a locked side-yard gate — private and set back from the street. Front unit (2930) is a ~720 sq ft commercial space currently configured as a full-service salon, with 4 styling stations, a shampoo bowl, a spa/facial room, a waiting area, a kitchenette, and a half bath. The space could be delivered vacant, ready for a new owner-operator or tenant to make it their own — think coffee shop, barbershop, massage studio, insurance office, tax prep, or tutoring center. The possibilities are endless in this neighborhood-adjacent spot. Rear unit (2932) is a beautifully updated ~1,080 sq ft, 3-bedroom, 1-bathroom residential home with modern finishes throughout: stainless steel appliances, a gas range, cherry cabinetry, luxury vinyl plank flooring, subway tile bathroom, mini-split HVAC, recessed lighting, and French doors opening to a spacious private concrete patio with string lights and mature trees. Steps from major offices, local businesses, and the Concord BART station, with built-in foot traffic and thousands of cars driving by each day, it offers visibility that most commercial spaces can't match with a standalone storefront.
