If interested about stepping into existing production flow or launching your own concept utilizing the leased unit as is, please contact the on-site property manager for the procedure. This is currently a retail store that contains a commercial kitchen with a build-out expertly designed for producing high demand, high quality, handmade chocolates and confections. Established in 1994, "Luisa Chocolatiere" has been in the same location since 1996. This is a premium positioned So Cal niche in the creation and artistry of Custom Designed Brands, both grass roots and corporate, with U.S. sourced ingredients and Kosher Certified chocolate. Ideal for private label orders. The small storefront and separate consulting office are both windowed. The store and kitchen were built out according to the requirements of the County of Orange, with correct temperatures, refrigeration, sink and assembly stations. Behind the kitchen is the supply storage area with a back door plus a roll-up garage style door for shipping/deliveries. A second level loft utilizes the volume ceiling. A large restroom is located between the storefront and kitchen. Quality chocolate is recognized as a health benefit! "Luisa Chocolatiere" is in between AWG Bakery and Mangi Con Amore Italian Restaurant. Luisa is retiring and selling kitchen equipment, store display cases and inventory. Located in Laguna Hills, California, the store faces east to Cabot Road and the freeway, with ample, convenient parking. Saddleback Business Park is in between the 5 freeway and Nellie Gail Ranch.
