Attention developers, investors, contractors, and owner-users. Rare Berkeley development opportunity on Ashby Avenue near Sacramento Street. This offering includes two contiguous parcels to be sold together: APNs 53-1611-09 and 53-1611-10. Each parcel is approximately 5,400 sq ft, for a combined total of approximately 10,800 sq ft of land. (The combined lot sq ft was shown in property information.) The list price reflects the combined price for both parcels. The property includes a vacant lot APN 53-1611-10 — see MLS #41135931, and a former office building with an additional structure APN 53-1611-09 -- this MLS. The office building hasn't been used for a long time and the additional structure was used until last year. Located within the City of Berkeley’s R-2A Middle Housing zoning district, the property may offer potential for multi-unit residential development. Buyer to verify all zoning, allowable use, development potential, and requirements directly with the City of Berkeley. The location provides convenient access to major corridors and transit, including approximately 0.5 miles to Ashby BART, 1.2 miles to the I-80/580 Ashby Avenue entrance, and about 2 miles to UC Berkeley, with nearby access to neighborhood amenities. A rare opportunity to acquire contiguous Berkeley parcels in a supply-constrained market and consider the next chapter for this site. Property to be sold in its present “as-is” condition. Both parcels must be conveyed together.
